Using a Real Estate Agent to Help Find Your New Home

You probably think that you don't need a real estate agent to buy a home, but once you find yourself looking at papers you don't understand you may start to reconsider. When your house hunting there are many beneficial reasons for hiring a real estate agent. Below are just a few of those reasons.

  1. No Direct Cost to You! - Buyers often think that if they hire a Real Estate Agent that they will have to pay a commission. Not True! The seller pays the commission, and if two different Agents are involved in the transaction, that same commission will be split between them. If it ever becomes an issue, remember that you have the upper hand in today's buyer's market.

  2. The Multiple Listing Service - The Multiple Listing Service (MLS) is a database that allows Real Estate Agents to share information about houses for sale. Your Agent, who is licensed with the state, will have access to these listings. After you and your Agent have gone over your criteria for a new home, your Agent will go back to the MLS and start narrowing down the list of the homes to the only ones that meet your requirements. Without an Agent, you will be limited in your searches, which could make your home search tedious and difficult.

  3. Time For Negotiations - Your initial offer can have a great impact on your chances of acquiring the home you want. This is where an experienced Agent comes in handy. Instead of you spending time researching the home's value, your Agent will have already done this for you. They know when to stop and when to continue adjusting the purchase price during negotiations. Don't forget, the sellers have a Real Estate Agent representing them, you should too!

  4. Legal Protection - When you're involved with an important transaction such as buying a home, it's important to know that you are legally protected in case things don't go as planned. When your Agent drafts a purchase agreement, they will include certain contingencies that protect you from issues, such as unfulfilled promises from the seller, loss of financing, or a failed home inspection. It may even be possible for you to recoup your earnest money deposit and void your offer completely.

  5. So Much Paperwork - It's your Agent's job to make sure your not forgetting any important paperwork. They will make sure that you sign and initial everything you are supposed to. Missing things like that can delay the process and push back your closing date.
